What your lease actually asks for

Most Perth residential leases do not say clean the carpets. They say the carpets are to be professionally cleaned, and a lot of them name the method: steam cleaned, or cleaned by hot water extraction.

That wording matters because the two methods are genuinely different processes. If the agreement names one and you buy the other, the agent can ask for it again, and the second one comes out of your pocket.

So read the clause before you book. If it names a method, buy that method. If it just says professionally cleaned, hot water extraction is the safer of the two, because no lease has ever specified dry cleaning and rejected steam.

What the receipt needs to show

  • The property address, matching the one on the lease
  • The date, which should sit close to your handover date
  • The method, in the words the lease uses
  • The business name and contact details of whoever did it

Ours says all four. An agent asking for proof is asking for a document, not a promise, and a bank transfer receipt with no method on it has settled nothing.

Steam cleaning and dry cleaning are not the same job

Both are legitimate. They suit different situations, and only one of them is usually the one written into a lease.

What actually happens

Hot water extraction. Hot water and solution are pushed into the pile under pressure and pulled straight back out, carrying the soil with them.

Dry cleaning. A compound or a low moisture solution is worked through the pile and lifted out, mostly at the surface.

How deep it goes

Hot water extraction. Into the base of the pile, which is where traffic soil and grit sit.

Dry cleaning. Nearer the surface. Very effective on light soiling, less so on a carpet that has had four years of a hallway.

Drying

Hot water extraction. The carpet is damp afterwards and needs air through the room. Open the windows and it is fine.

Dry cleaning. Close to walk on straight away, which is the real reason people choose it.

What a lease names

Hot water extraction. Usually this one, written as steam cleaned or hot water extraction.

Dry cleaning. Rarely named. Buying it against a clause that says steam is how people end up paying twice.

How the clean runs

Four steps, and the first one is the one that decides how the carpet comes up.

  1. 01Vacuum first, properly

Dry soil comes out dry. Anything still in the pile when the water goes in turns to mud and has to be extracted instead of lifted, which is slower and works less well.

  2. 02Pre spray and dwell

Solution goes down and is left to work. Skipping the dwell is the most common corner cut in this trade, because it is the part where nothing appears to be happening.

  3. 03Hot water extraction

Worked through in overlapping passes, then dry passes over the same ground to pull out as much moisture as the machine will take.

  4. 04Airflow and a look over

Windows and doors opened, and a walk through with you or a set of photos if the property is empty. Anything that has not lifted gets pointed out rather than left to be discovered.

What a clean will and will not fix

Worth saying up front, because it saves an argument on the day and it is the thing most quotes leave out.

Usually comes out

  • Traffic lanes and general soiling through hallways and doorways
  • Most food and drink spills, including coffee and wine caught reasonably early
  • Pet accidents on the surface, with the odour treated at the same time
  • Dust, grit and the grey cast a carpet gets over a long tenancy

Often will not

  • Dye stains, which have changed the fibre colour rather than sat on it
  • Bleach and cleaning product marks, for the same reason
  • Burns, cuts and pile that has been worn flat to the backing
  • Old pet damage that has soaked into the underlay rather than the carpet

If something is not going to come out we say so when we see it, not after. A carpet that was damaged before you moved in is a condition report question rather than a cleaning one, and it is worth checking the report before you pay anyone to try.

What we need to price a carpet clean

Three things, and none of them need a visit first.

  1. How many rooms, and stairs

Carpeted rooms rather than total rooms, so a tiled kitchen does not count. Stairs are priced separately because they take roughly as long as a room.

  2. The state of the pile

How long since the last clean, whether there have been pets, and anything you already know will not lift. A photo of a problem area is worth more than a description.

  3. Whether it is part of a vacate clean

If the whole property is being done, the carpets are cleaned last, after the rest of the work is finished, so nothing gets walked back across them.

Handover dates bunch at the end of the month and carpets are the last job in a vacate clean, so the last week fills first. The earlier the date comes through, the more likely we can hit it.

Carpet cleaning questions in Perth

Does my lease need the carpets steam cleaned?

Read the clause, because a lot of Perth leases name the method. If it says steam cleaned or hot water extraction, buy that, and keep the receipt with the method written on it. If it only says professionally cleaned, hot water extraction is the safer choice of the two.

How long do the carpets take to dry?

It depends on the pile, the weather and how much air is moving through the property, so anyone giving you a number over the phone is guessing. Open the windows and doors and keep the fans on and it goes a lot faster. In an empty property that is easy.

What does carpet cleaning cost in Perth?

It follows the number of carpeted rooms, whether there are stairs and what state the pile is in. Send through the address and the room count and you get a quote.

Can you get pet stains and smells out?

Surface accidents usually come up and the odour is treated at the same time. Where it has gone through into the underlay it becomes a different job, and we will tell you that when we see it rather than after you have paid.

Do I need to move the furniture?

Move what you can, and tell us what you cannot. In a vacate clean the property is normally empty by then anyway, which is the easiest version of this job.

Will the carpets look new again?

A clean lifts soil. It does not replace fibre, so a carpet that has been worn flat or has dye damage will come up clean and still look worn. We would rather say that before than have you find out on the day.

Can you do the carpets and the rest of the vacate clean together?

Yes, and it is the usual way we do it. One crew, one visit, and the carpets go last so nothing is walked back across them.

Or ring 1300 439 506 or email info@perthcleaningcrew.com.au.
