Commercial cleaning for Perth offices and small premises

Most commercial cleaning in Perth is sold as a contract before anyone has looked at the floor plan. That is how you end up paying for a service level you do not need, or finding out three months in that the kitchen was never in scope.

We do it the other way around. Someone walks the premises, the scope gets written against what is actually there, and the price follows from that.

The same crew that does vacate cleans does this work, which matters more than it sounds. An exit clean is graded against a condition report by someone looking for a reason to hold money back, so the standard is already set higher than an office needs.

What an office clean covers

Two lists, because the question is never just what gets cleaned. It is what gets cleaned every time.

Every visit

The standing scope. It does not change week to week.

  • Desks, benches and reception surfaces wiped down
  • Bins emptied and liners replaced
  • Kitchen benches, sink and the front of the appliances
  • Toilets, basins, mirrors and restocking what is there
  • Vacuum through carpeted areas and traffic lanes
  • Mop hard floors, entry mats lifted and done underneath
  • Glass doors and internal partitions spot cleaned

On a schedule

Priced in at whatever interval suits the premises.

  • Carpet steam cleaning through the floor
  • Windows inside and out where they are reachable
  • Tile and grout in kitchens and bathrooms
  • Inside the fridge, and the microwave and oven
  • High dusting, vents, light fittings and ceiling fans
  • Skirtings, door frames and switch plates
  • A full deep clean before an inspection or a handover

What we need to price an office clean

Four things. None of them require a site visit before you get a number, though we will do one before anything starts.

  1. The floor area and the layout

Roughly how many square metres, and how it is broken up. Twelve small offices take longer than one open floor of the same size, because the time goes into corners and doorways rather than distance.

  2. How often you want us

Nightly, a set number of days a week, weekly or fortnightly. The per visit cost drops as the frequency rises, because a floor that is cleaned often never has anything built up on it.

  3. The wet areas

How many toilets and kitchens, and whether we are restocking consumables or you are. This is the single biggest swing in an office quote and the one most often left vague.

  4. Access and timing

Whether we clean during business hours, after them, or over a weekend, and how we get in. Tell us what the building requires and we will tell you whether we can meet it.

Travel is not priced separately. A suite in West Perth and a suite in Malaga are quoted the same way, on the floor area and the frequency.

For building and property managers

Cleaning for building and property managers

A lot of our work comes from the people who manage the building rather than the people who work in it.

That is the same relationship we have on the residential side, and it runs on the same thing: turning up when we said, doing the scope that was agreed, and sending something you can forward on without having to check it first.

One point of contact
The same crew and the same person to call, rather than whoever the roster produced this week.
The scope in writing
What is in and what is not, agreed before the first visit. If it is not on the list it is not being quietly dropped, it was never in.
Photos when it matters
On a periodic clean, a handover or anything you have to sign off, so you have something to send rather than a phone call.
Between tenancies too
A commercial space between tenants needs the same exit standard a house does, and gets it.

Office cleaning questions in Perth

What does office cleaning cost in Perth?

It depends on the floor area, how it is broken up, the number of wet areas and how often you want us, so anyone quoting a rate over the phone is guessing. Send through the address and roughly how big the space is and you get a quote.

What is the difference between office cleaning and commercial cleaning?

In practice they are the same search. Commercial cleaning is the broader term and covers everything from offices to warehouses, and office cleaning is the part of it most Perth businesses are actually after. We do offices and small commercial premises.

Do we have to sign a long contract?

No. The scope is written down so both sides know what is being paid for, but that is a scope document rather than a lock in. If the arrangement is not working it should be easy to change.

Can you clean outside business hours?

Tell us what the building needs and what your access looks like, and we will tell you straight away whether we can meet it. Most offices prefer after hours and most buildings have their own rules about it, so it is worth settling before anything is priced.

Do you bring your own equipment and products?

Yes. Vacuums, mops, machines and product all come with the crew. If your site requires particular products, say so up front and it goes in the scope.

How often should an office be cleaned?

It follows headcount and floor type more than anything else. A busy office with carpet and a shared kitchen usually needs daily or several days a week, while a small quiet suite is fine weekly. We would rather tell you that than sell you five nights you do not need.

Do you clean commercial premises between tenants?

Yes. A commercial space at handover is graded the same way a rental is, so it gets the same treatment as a vacate clean.
