Tile and grout

Tile and grout cleaning in Perth

Tile and grout cleaning in Perth, with grout lines brought back rather than mopped over, in bathrooms, kitchens and laundries.

It is the thing that makes a clean room still look tired, and it is usually the first thing an agent notices in a bathroom.

The bit nobody explains

Why grout goes dark in the first place

Grout is porous. It is cement based, it has thousands of tiny openings across every line, and everything that lands on a wet floor works its way down into them.

That is why mopping does nothing. A mop moves water across the top of the grout and pushes some of the dirt back in, which is why a floor can be mopped every week for two years and the lines still get darker.

In a Perth bathroom the main culprits are soap film, body oils and the fine sand that comes in on feet. In a kitchen it is grease. They need different products, which is the other reason a general mop and bucket never gets there.

Cleaning, and the point where cleaning stops

There are three states grout can be in, and only two of them are a cleaning job. Knowing which one you have saves you paying for the wrong thing.

Dirty

Cleans back

Soil sitting in the pores. This is most grout, most of the time, and it comes back to near enough its original colour with the right product and agitation. This is the job.

Stained

Partly

Something has dyed the cement itself rather than sat in it. Dark spills, rust from a can left on the floor, some cleaning products. It will lift, it will not lift evenly, and we will tell you which parts before we start rather than after.

Damaged or missing

Not a clean

Cracked, crumbling or washed out lines, usually in a shower base or along an edge. No amount of cleaning fixes that. It is regrouting, and paying a cleaner to keep trying is money gone.

If what you have is permanently stained rather than dirty, the answer is recolouring or regrouting, both of which are a different trade. We would rather point you at the right job than take the money for the wrong one.

Sealing, and whether it is worth it

A sealer sits in the pores and slows things getting into them. It does not make grout waterproof, it does not last forever, and it will not do anything at all for grout that was not cleaned properly first.

It is worth it on a floor you own and intend to keep clean, particularly a kitchen or a busy entry. It is usually not worth it a fortnight before you hand the keys back, and we will say so rather than add it to the quote.

If you want it, it goes on after the clean and the floor needs to stay dry while it cures. That is the only part of this job that needs you to plan around it.

Where we work

Tile and grout cleaning across Perth

Perth wide, north and south of the river, from the coast through to the hills.

Coastal and older brick and tile properties come up most, because sand tracked in is the fastest way to fill a grout line and a lot of those bathrooms have never been sealed.

Tile and grout questions in Perth

Will the grout go back to white?

It goes back to whatever colour it actually is, which is often not the white people remember. Grout that has only ever been dirty comes up close to original. Grout that has been dyed by a spill or a product will lift unevenly, and we will show you which is which before starting.

Why does mopping not work on grout?

Grout is porous, so the dirt is inside it rather than on it. A mop moves water across the top and pushes some of it back down, which is why a floor mopped weekly for years still has dark lines.

Do I need the grout sealed?

Only if you are keeping the floor. A sealer slows things getting into the pores on a floor you intend to look after, and it does very little on a property you are handing back in a fortnight. We will tell you which situation you are in.

What does tile and grout cleaning cost in Perth?

It follows the floor area and the state of the lines, so a photo is worth more than a description. Send through the address and a picture of the worst of it and you get a quote.

Can you do the shower as well as the floor?

Yes, and the shower is usually where it matters most. Walls, base, and the grout lines around the screen, which is where soap film sits and where an agent looks first.

My grout is cracked and crumbling. Can you clean it?

No, and nobody honestly can. Cracked or missing grout is a regrouting job, which is a different trade. We will say so when we see it rather than clean around it and let you find out at the inspection.
