Where a routine inspection actually looks
From the reports we see, it is a short list and it barely changes between agencies.
The wet areas
Shower screen, grout, toilet and the vanity. Mould in a shower is the single most common thing written on a routine report, because it reads as neglect rather than mess.
The oven and cooktop
The door gets opened. It is quick to check, hard to fake, and it is the item most likely to turn into a note about the property not being maintained.
Floors and edges
Vacuumed and mopped, with the edges and corners done rather than the middle. An agent who moves a chair is looking at the skirting behind it.
General condition
Whether the place looks cared for. Clear benches, no build up, nothing broken and unreported. Half of a routine inspection is an impression rather than a checklist.
The outside
Bins, the patio, the yard and anything stored where it should not be. It is on more reports than people expect and it takes ten minutes to fix.

If the previous report noted something, that is the first thing checked. Send us the note and it gets done first.
You probably do not need the full job
Most people who call us before a routine inspection describe a property that is fine and needs a reset in two or three rooms. That is a couple of hours, not a day.
