An empty pre-1960 weatherboard cottage in Armadale with a full width front verandah, ready for a vacate clean

End of Lease Cleaning Armadale

Armadale needs end of lease cleaning more often than most of Perth: it has one of the highest rental turnovers in the metro, and a housing stock that runs from pre-war cottages to houses finished last year.

Priced on the property before anyone turns up, and priced on what is actually there rather than on a floor area.

What an end of lease clean in Armadale is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Age of the fittings
The spread here is enormous. An original kitchen and a 2018 kitchen are different jobs, so older stock is priced on what is in it rather than on the number of bedrooms.
Wood heaters and hills dust
Common toward the foothills and genuinely more work: the surround, the hearth and the fine ash film on everything above waist height.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Armadale properties, and what each one costs you at the inspection

Armadale is an old town centre with sixty years of suburb built around it and new estates still going in at the edges, so the stock has almost no middle: a street of 1950s cottages can back onto a 2019 estate.

Knowing which of the four you are in is most of the quote, and it is the reason a single Perth-wide number is useless here.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

Pre-1960 cottages and weatherboard

The old town centre and the Kelmscott side. Small floor plans, timber floors under carpet in places, high ceilings, sleepouts and lean-to laundries added over the years.

Where it fails an inspection

  • Timber sills, jambs and skirtings, which mark if they are scrubbed rather than washed
  • Picture rails and cornices, which collect more than modern square-set does
  • Original kitchens with unsealed cupboard interiors
  • Sleepouts and rear extensions, often with louvres

02

1970s and 80s brick and tile

The bulk of Armadale, Camillo and Seville Grove. Standard brick and tile on a decent block, lino in the wet areas, carpet through the bedrooms, carport or single garage, patio at the back.

Where it fails an inspection

  • Vertical blinds, where most of these cleans lose their time
  • Older ovens with fixed elements and a griller tray that has never come out
  • Vinyl and lino edges where the seal has lifted
  • Patio roofs and the paving under them

03

Post-2010 estate homes, Haynes and Hilbert

The newer growth to the south and west. Small lots, hybrid or tile throughout, stone benchtops, glass splashback, double garage and an alfresco under the main roof.

Where it fails an inspection

  • Glass splashbacks under downlights, which show every streak
  • Stacker doors with three tracks
  • Alfresco ceilings and fan blades
  • Shopper's entry doors and their scuffs

04

Foothills properties on larger blocks

Up toward Roleystone and the escarpment. Bigger blocks, often a shed, sometimes a wood heater, and a lot more leaf litter and dust than the flat.

Where it fails an inspection

  • Wood heaters, the surround and the ash film above waist height
  • Sheds and workshops, in scope only where the lease names them
  • Leaf litter in gutters and on patio roofs, if the lease covers it
  • Insect and dust load on flyscreens, heavier here than on the flat

Why moves here are different

Armadale turns over faster than almost anywhere in Perth

This corridor has one of the highest rental shares and one of the shortest average tenancies in the metro. What that means practically is that final inspections here are frequent, agents are used to doing them quickly, and the standard is applied consistently because they see so many.

It also means the last few days of a month are busier here than in most suburbs, because more leases end.

The other thing is the age spread. A cleaner who quotes a 1955 cottage as though it were a 2019 estate home will either lose money or argue with you on the day. We would rather ask two more questions first.

Month end
Busier here than most suburbs because more leases end. The last three days fill first.
Older houses
Priced on what is in them. Original kitchens and timber joinery are more work and the quote says so up front.
Hills properties
Sheds, wood heaters and leaf litter are all quoted rather than assumed. Tell us what the lease names.
Agents see a lot
Inspections here are frequent and consistent, which is good news: the standard is predictable rather than personal.

Armadale vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Armadale?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and what outdoor areas the lease names. Armadale spans sixty years of building, so the age of the fittings matters as much as the room count. Send the address and a photo of the oven and the kitchen and you get a quote.

Is an older house more expensive to have cleaned?

Often yes, and it is fairer to say so than to quote on bedrooms and argue on the day. Original kitchens have unsealed cupboard interiors, timber sills and skirtings need washing rather than scrubbing, picture rails collect more than modern cornices, and old exhaust fans have to come apart to pass. None of that is your fault and none of it should be a surprise on the invoice.

Is a vacate clean in Armadale the same as an end of lease clean?

Yes. Vacate clean, end of lease clean, bond clean and exit clean are four names for one job: returning the property to the standard on your entry condition report. Armadale leases use all four, often within the same agency, and the older the property the more likely the report is the only thing that settles an argument about it.

Do I have to get the carpets professionally steam cleaned?

Read the lease first, because many Perth leases name professional carpet cleaning as a specific condition and ask for a receipt rather than an opinion. In Armadale it also depends which house you are in: the older cottages often have small carpeted areas or none at all, while the post-2010 estate homes to the south are carpeted through the bedrooms and living areas. We quote it separately either way, so you get a dated document.

What should an end of lease clean include?

The full room-by-room list is on this page above, and it is the same everywhere in Perth. What Armadale adds to it is the age question: on the pre-1960 cottages the griller tray, the vinyl edges where the seal has lifted and the patio roof are the items that turn up on reports here, and they take longer on original fittings than on a 2019 kitchen.

What happens if the property manager knocks something back?

Call us and we come back and fix what was named, at no charge, provided it was in the scope we quoted and nobody has moved back in. On Armadale's older stock the thing most often queried is an original fitting that is worn rather than dirty, and that is a fair wear and tear conversation rather than a cleaning one. We will not promise your bond back, because the inspection is not ours to decide.

The property has a wood heater. Is that extra?

It is quoted rather than assumed, because it is real work: the surround, the hearth and the fine ash film that settles on everything above waist height in the room. Tell us when you book and it is in the number instead of a conversation at the door.

Do you cover Kelmscott, Camillo and Seville Grove?

Yes, along with Champion Lakes, Haynes, Hilbert and up toward Roleystone. It is one run for us with Gosnells and Thornlie.

How far ahead should I book in Armadale?

A week is comfortable, and month end here is busier than in most suburbs because more leases end in this corridor than almost anywhere in Perth. The last three days of any month go first.
