End of Lease Cleaning Gosnells

Gosnells changes what an end of lease clean even covers: it is a big-block suburb that has been subdivided for thirty years, so a rental here is often a rear unit, a granny flat or half of what used to be one property.

That changes what is yours at a final inspection, and the quote asks about it before anyone turns up.

What an end of lease clean in Gosnells is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Rear units and granny flats
Common here and genuinely different: shared driveways, shared bin areas and a lease that decides what is yours. Cheaper than a whole house, and only if we know which one it is.
Shared outdoor areas
On a subdivided block, the paving, the drying area and the driveway may be common property. The lease decides, and we quote what is actually yours.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Gosnells properties, and what each one costs you at the inspection

Gosnells was built on generous blocks in the 1970s and 80s and has been carved up steadily ever since. Battle-axe subdivisions, ancillary dwellings and rear strata units are all normal here.

The result is that the single most useful question in this postcode is not how many bedrooms, it is which part of the block you are renting.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

Original 1970s and 80s brick and tile

The undivided blocks, typically 700 to 900sqm. Brick and tile, lino in the wet areas, carpet through the bedrooms, carport or single garage, a patio and a lot of lawn.

Where it fails an inspection

  • Vertical blinds, the slowest part of most cleans in this vintage
  • Older ovens with fixed elements and a griller tray nobody has removed
  • Vinyl and lino edges where the seal has lifted and holds grime
  • Patio roofs and reticulation staining on the paving

02

Battle-axe and rear strata units

A house at the front and one or two more down a shared driveway. Usually 1990s or 2000s, smaller floor plans, courtyard instead of a yard, single garage or carport.

Where it fails an inspection

  • Where your property ends, which the lease decides and the fence does not
  • The shared driveway and bin area, usually common property
  • Courtyard paving and the drain in it, which is small and blocks
  • Compact wet areas where the shower screen is most of the wall

03

Granny flats and ancillary dwellings

A separate small dwelling behind the main house, often let on its own lease. One or two rooms, a small kitchenette and a compact bathroom.

Where it fails an inspection

  • A kitchenette that is small but is still a full kitchen clean
  • Split system filters, which are usually the only air conditioning
  • Whether the main house's outdoor areas are yours at all
  • Access, since the driveway may be shared with the front tenants

04

2000s infill duplexes

Paired homes on what used to be one block. Two storey in places, small courtyards, shared or adjoining driveways.

Where it fails an inspection

  • Party walls and shared entries, which the lease treats differently to a fence
  • Stairs where they exist, edges and nosing
  • Courtyard drains
  • Adjoining driveway slabs, in scope only where the lease names them

Why moves here are different

In Gosnells the first question is which part of the block you rent

Thirty years of subdivision means a Gosnells address on its own does not tell you much. The same street number can be a whole 800sqm property, the front half of a battle-axe, a rear strata unit or a granny flat behind someone else's house.

That matters at a final inspection because the boundary of your clean is set by the lease rather than by what you can see from the back door. Paving, drying areas, driveways and bin stores are commonly shared, and a tenant who cleans all of it has done free work, while a tenant who cleans none of it may get a call.

So we ask. It is the difference between a quote that is right and a quote that is merely fast.

Which dwelling
Front house, rear unit or granny flat. It is the single biggest thing between a right price and a wrong one here.
Shared areas
Driveways, bin stores and drying areas are often common property. Tell us what the lease says and we quote what is yours.
Access
Rear units are behind someone else's home. Let us know how to get in without knocking on their door.
Month end
The last week fills first, the same as everywhere. A week of notice is comfortable.

Gosnells vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Gosnells?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and what outdoor areas the lease names. In Gosnells one extra question does most of the work: are you renting the whole property, a rear unit, or a granny flat. A rear unit is a good deal cheaper than a house and we can only price it that way if we know.

I rent a granny flat. Is that a full price clean?

No, and it should not be. A granny flat is one or two rooms with a kitchenette and a compact bathroom, so it is a substantially smaller job than a house and it gets priced as one. What we do need to know is whether any of the main property's outdoor areas are on your lease, because sometimes they are and usually they are not.

The driveway and bin area are shared. Do I have to clean them?

Your lease decides, not the fence line. On subdivided blocks in Gosnells the driveway, bin store and drying area are frequently common property, which means they are not your responsibility and not in your quote. Send us what the lease says about outdoor areas and we will price what is actually yours rather than everything we can see.

Is a vacate clean in Gosnells the same as an end of lease clean?

Yes, they are the same job. In Gosnells the phrase matters far less than the boundary: if you are in a rear unit or a granny flat, what the report covers is your dwelling and not the whole block, and that is the thing to get straight before anything is quoted.

Do I have to get the carpets professionally steam cleaned?

Read the lease first. Where it names professional cleaning, a receipt is what settles it. In Gosnells the question to answer alongside it is which dwelling you are in, because a rear unit or a granny flat is a fraction of the carpeted area of the front house and should never be quoted as though it were the whole property.

What should an end of lease clean include?

The list above covers the whole property and is the same in any suburb. What Gosnells adds is a boundary question rather than an item: if you are renting a rear unit or a granny flat, the clean covers your dwelling and not the shared driveway, the front house or the whole block, and the quote says so in writing before anyone starts.

What happens if the property manager knocks something back?

Call us and we come back and fix what was named, at no charge, provided it was in the quoted scope and nobody has moved in. The Gosnells version of this is usually a boundary rather than a surface, which is why the quote names the dwelling in writing before anyone starts. We will not promise your bond back, because that decision belongs to the agent.

How do you get into a rear unit?

Tell us at booking. Rear units here sit behind someone else's home down a shared driveway, and the last thing you want is a cleaner knocking on the front house at eight in the morning. A lockbox, a key with the agent, or a time you can be there all work.

Do you cover Huntingdale, Southern River and Martin?

Yes, along with Thornlie, Maddington and Langford. It is one run for us with the rest of the Canning corridor.
