End of Lease Cleaning Baldivis

Baldivis is the easiest suburb in Perth to quote an end of lease clean for, and the easiest to underquote: it is mostly one kind of house, built fifteen years apart.

Send the address, the rooms and your handover date and the price comes back fixed, before anyone turns up.

What an end of lease clean in Baldivis is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Alfresco and the main roof
Almost every Baldivis floor plan has one. Ceiling, fan blades, downlights and the paving under them, quoted with the house rather than as a surprise.
Glass splashbacks and stone
Standard in this stock and the first thing an agent photographs. The wrong product leaves a film that reads as a mark.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Baldivis properties, and what each one costs you at the inspection

Baldivis went from farmland to roughly thirty thousand people in twenty years, so the stock is unusually uniform: almost all of it is estate built, and you can date a street to within about three years by the lot size and the roof pitch.

That uniformity is why the four kinds below cover nearly every rental in the postcode, and why the differences between them matter more than they would anywhere else.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

First-wave estate 4x2, 2005 to 2012

Settlers Hills and the older Baldivis pockets. Full-size lots around 500 to 700sqm, tile through the living areas, carpet in the bedrooms, double garage and a patio rather than a built-in alfresco.

Where it fails an inspection

  • Patios added after handover, which the lease may or may not name
  • Reticulated lawn that stains the paving orange along the edges
  • First-generation stone benchtops, which mark more easily than the newer ones
  • Vertical blinds, still common in this vintage and the slowest part of the clean

02

Small-lot 4x2, 2013 onwards

The Arpenteur and Tuart Ridge end. Lots down around 350 to 450sqm, hybrid or tile throughout, stone benchtops, glass splashback, alfresco under the main roof and a shopper's entry from the garage.

Where it fails an inspection

  • Glass splashbacks under downlights, where every streak shows
  • Stacker doors with three tracks, so three times the sand
  • The alfresco ceiling and fan, which nobody has touched in two years
  • Shopper's entry doors, which take the scuffs a front door never gets

03

Two-storey narrow lot

Scattered through the newer estates. Living downstairs, bedrooms and a second living up, void over the entry, and a staircase with either carpet or timber-look flooring.

Where it fails an inspection

  • The void and the high window above the entry, which needs a pole rather than a cloth
  • Stair edges and the underside of the nosing, missed in almost every DIY clean
  • Upstairs balcony or juliet balustrade glass
  • Two sets of wet areas, which doubles the slowest rooms in the house

04

Semi-rural blocks, Baldivis east and Karnup

Larger holdings toward the freeway and Karnup. Older brick homes, sheds, sometimes a bore and a tank, on acreage rather than a lot.

Where it fails an inspection

  • Bore water staining on windows and paving, which is iron rather than dirt
  • Sheds and workshops, in scope only if the lease names them
  • Fly and dust load, which is genuinely higher out here
  • Wood heaters and their surrounds

Why moves here are different

Baldivis empties and refills on the school calendar

Baldivis is a family suburb with an unusually young median age, and family leases move around school terms rather than around the calendar month. The result is a January and a late-term rush that most Perth suburbs do not have.

The other thing is that the estates are still filling. A lot of tenancies here are people waiting on a build, which means handover dates move when the builder moves, sometimes by weeks and sometimes by days.

Neither changes what we clean. Both change how much notice is worth having.

Waiting on a build
Tell us the date is provisional and we will hold it loosely rather than lose it. A moved handover is normal here.
School terms
The end of a term fills faster than the end of a month. Book earlier in January than you would in June.
Alfresco included
It is part of the house here, not an extra, so it is in the quote unless you tell us the lease excludes it.
One run
We are in Rockingham and Baldivis on the same day, so a short-notice job is a phone call rather than a special trip.

Baldivis vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Baldivis?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and whether the alfresco and garage are in scope. Baldivis estate homes are unusually consistent, so a photo of the oven and the room count usually gets you a quote the same day.

Is a vacate clean in Baldivis the same as an end of lease clean?

Yes, all four names describe the same job, which is returning the property to the standard on your entry condition report. In Baldivis it matters less what the lease calls it than what the entry report said about an alfresco and a roof space that were brand new when you moved in and are not now.

Is the alfresco included?

In Baldivis it is part of the house rather than an add-on, so we quote it with the property: ceiling, fan blades, downlights and the paving underneath. If your lease specifically excludes outdoor areas, say so and we will take it out of the number.

My handover date depends on my builder. Can you work with that?

Yes, and it is normal here. Tell us the date is provisional when you book and we will hold it loosely rather than treat a change as a cancellation. What we ask is a call as soon as you know, because the last week of a term fills fast.

Do I have to get the carpets professionally steam cleaned?

Check the lease, because where it names professional carpet cleaning the property manager wants a receipt rather than a judgement about how it looks. Baldivis floor plans are mostly carpeted bedrooms with tile through the living areas, so the carpeted area is smaller than the house size suggests and the quote reflects that rather than the number of bedrooms.

What should an end of lease clean include?

The complete list is set out above and does not change by suburb. What Baldivis adds is the outside: the alfresco ceiling and fan that nobody has touched in two years, the shopper's entry door that takes scuffs a front door never gets, and vertical blinds, which are slat-by-slat work and are still common in the 2005 to 2012 stock.

What happens if the property manager knocks something back?

Call us and we return and fix what was named, at no charge, as long as it was in the quoted scope and nobody has moved back in. In Baldivis the item most often raised is the alfresco ceiling or fan, because it is outside and it is easy to leave off a cheap quote. If it was in ours, it is on us. We do not promise your bond back.

Do you cover Karnup and the acreage east of the freeway?

Yes. Those properties are a different quote from an estate home, mostly because of bore staining on glass and paving and because sheds are often on the lease. Send the address and mention the block size and we will price it properly rather than apply an estate number to acreage.

How far ahead should I book in Baldivis?

A week is comfortable. Unlike most of Perth, the pressure here is the school calendar rather than only month end, so January and the last fortnight of any term fill first. Two days notice is not impossible, it is a phone call rather than a form.
