An empty 1980s coastal brick home in Waikiki with roller shutters and a limestone front wall, ready for a vacate clean

Waikiki and the Warnbro coast

End of Lease Cleaning Waikiki

Waikiki fails a final inspection on things two streets from the water put there, so an end of lease clean here starts with them: salt film on the glass, sand packed in the door tracks, flyscreens gone brittle in the sun.

Priced on the property, cleaned against the entry condition report, and the coastal parts done properly rather than wiped.

What an end of lease clean in Waikiki is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Salt on the glass and tracks
The whole reason this postcode is different. Washed with the wrong thing it is back inside a week, so glass, tracks and screens are done as one job rather than three wipes.
Upper storey glass
A lot of Waikiki is two storey with a sea-facing balcony. Anything above a three step ladder is quoted separately because it needs the right reach, not a longer arm.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Waikiki properties, and what each one costs you at the inspection

Waikiki was built out from the beach inland across about thirty years, so the closer a street is to the water the older the house tends to be, and the more the salt has had to work on it.

That single fact separates the four kinds below more cleanly than the build dates do.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

1970s and 80s beach cottages

The streets nearest the foreshore. Small single-storey brick and asbestos-sheet homes, low pitched roofs, carports rather than garages, often extended once at the back.

Where it fails an inspection

  • Aluminium window frames pitted by salt, which clean up but never look new
  • Louvre windows in sleepouts and rear extensions, the slowest window in the state
  • Old exhaust fans where the grille has to come off to pass
  • Sand under everything, including inside the wardrobes

02

1990s brick and tile 3x2 and 4x2

The middle band away from the foreshore. Standard Perth brick and tile, tiled living and carpeted bedrooms, single or double garage, patio out the back.

Where it fails an inspection

  • Vertical blinds, which is where most of these cleans lose their time
  • Sliding door tracks corroded rather than dirty, needing scraping before they run
  • Patio roofs and the paving under them, orange from reticulation
  • Roller shutter tracks full of sand

03

Two storey with a sea-facing balcony

Scattered through the newer coastal pockets. Living down, bedrooms up, a balcony facing the water and a lot more glass than an inland house of the same age.

Where it fails an inspection

  • Upper storey glass, which carries the heaviest salt film in the property
  • Balcony tiles and the balcony drain, which is nobody's job until the inspection
  • Stainless or glass balustrade, which shows every mark from the street
  • Stair edges and the nosing underneath

04

Coastal duplexes and villas

Strata pairs and small groups, mostly 1980s and 90s. Shared driveways, courtyard rather than a yard, single carport.

Where it fails an inspection

  • What is yours and what is common property, which the lease decides not the fence
  • Courtyard paving and the drain in it
  • Shared carport slab, in scope only where the lease names it
  • Flyscreens gone brittle, which come out in pieces if you rush them

Why moves here are different

The salt does the damage, and it does it fast

Waikiki sits between Rockingham and Warnbro with the Indian Ocean on one side, and the onshore wind carries salt and fine sand inland every day of the year. Two streets back you can see it on the glass. On the foreshore streets it gets into the window tracks, the screen mesh and the door hardware.

It matters at a final inspection for one reason: salt film does not come off with the household spray most people reach for, and the wrong product leaves it looking clean for about four days. If your inspection is a week after the clean, that is the problem.

The rest of the job is the same as anywhere in Perth. This part is not, and it is the part a generic vacate clean misses.

Glass and tracks
Done as one job, in the right order, so the film does not come back before the inspection does.
Flyscreens
Taken out and washed, carefully. Coastal screens go brittle and a rushed removal turns a clean into a repair.
Two storey
Tell us if the balcony faces the water. Upper glass out here is a different quote and we would rather say so than surprise you.
Month end
The last week of the month books out first, same as the rest of Perth. A week of notice is comfortable.

Waikiki vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Waikiki?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and what outdoor areas the lease names. In Waikiki add one question we ask everywhere else only sometimes: how close to the water, and is there upper storey glass. Send the address and a photo of the oven and you get a quote.

Why does salt matter for a vacate clean?

Because it is the one thing on a coastal property that can look clean on the day and fail a week later. Salt film on glass does not lift with a household spray, and cleaning over it leaves a haze that comes back as soon as the humidity does. Glass, tracks and screens get done together and in the right order, which is why we ask how close to the water you are.

Is a vacate clean in Waikiki the same as an end of lease clean?

Yes, all four describe the same job. In Waikiki the entry report almost always has something on it about the glass and the tracks, because two streets from the water they are the first things to show, and they are what the final inspection goes back to.

Do I have to get the carpets professionally steam cleaned?

Read the lease, because where it names professional cleaning the agent wants a receipt. In Waikiki the carpet question comes with a sand question: sand works into the pile including under furniture, and the difference between a vacuum and a steam clean is much more visible here than it is inland. It is quoted on what is in the property once it is empty.

What should an end of lease clean include?

The full list is above and it is standard everywhere. Waikiki adds the coastal items and they are not optional here: salt film on the glass, which needs the right product or it is back within days, sand packed into door and window tracks, and flyscreens gone brittle in the sun, which have to come out carefully or they tear.

What happens if the property manager knocks something back?

Call us and we come back and fix what was named, at no charge, provided it was in the quoted scope and nobody has moved back in. In Waikiki it is the glass more often than anything else, because salt film returns within days if it was wiped with a household spray instead of treated. We will not promise your bond back, because the inspection is not ours to decide.

Do you clean the outside of upper storey windows?

Ground floor and anything reachable from a three step ladder is standard. Upper storey glass on a two storey Waikiki property is a separate quote, because reaching it safely and treating salt properly are two different problems and both need naming before you book.

The property is a duplex. What counts as mine?

The lease decides, not the fence. Courtyards, shared driveways and common carport slabs are all treated differently by different agreements. Send us the lease or just tell us what it says about outdoor areas and we will quote what is actually yours.

How far ahead should I book in Waikiki?

A week is comfortable and the last week of the month is the one that fills, the same as everywhere in Perth. Two days notice is not impossible, it is a phone call rather than a form.
