End of Lease Cleaning Cannington

Cannington turns an end of lease clean into a different job, because it has more apartments and share houses than any suburb further out: balconies, tiny galley kitchens, and several people who all thought someone else was cleaning the oven.

Priced on the property before anyone turns up, and priced on what is actually there.

What an end of lease clean in Cannington is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Balconies and their drains
The thing that fails an apartment inspection most often, because it is nobody's weekly job. Tiles, balustrade glass and the drain, in the quote.
Share house handovers
Where several tenants have each cleaned their own room and nobody has done the kitchen. It is a normal job, it is just not a normal empty house, and the quote reflects that.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Cannington properties, and what each one costs you at the inspection

Cannington sits around Carousel and the Armadale line, which has pulled in apartments, student share housing and a lot of density that suburbs further out do not have.

That makes it the least house-like postcode on our list, and the four kinds below have almost nothing in common with each other.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

Modern apartments, 2010 onwards

The towers and mid-rise around the town centre. Open plan living, stone benchtops, a balcony, one or two bathrooms, secure parking in a basement.

Where it fails an inspection

  • The balcony: tiles, balustrade glass and the drain, which nobody cleans weekly
  • Glass splashbacks and stone under downlights
  • European laundries hidden in a cupboard, which are still a full laundry clean
  • Ducted or split system filters, which are on the tenant in most leases

02

1960s and 70s walk-up flats

Two and three storey brick blocks with external stairs and a shared drying area. Small floor plans, one bathroom, a kitchen along one wall.

Where it fails an inspection

  • Original kitchens with unsealed cupboard interiors
  • Small tiled bathrooms carrying a lot of grout for the floor area
  • Old exhaust fans that have to come apart to pass
  • What is common property, which is most of the outside

03

Older brick houses and share housing

The residential streets between the centre and the river. 1960s to 80s brick and tile, frequently let room by room to several tenants.

Where it fails an inspection

  • A kitchen and bathroom used by more people than they were built for
  • Ovens and rangehoods, which in a share house are nobody's job by default
  • Bedrooms in very different condition to each other
  • Whether the lease is one tenancy or several

04

1990s and 2000s villas and townhouses

Small strata groups on subdivided lots. Two storey in places, courtyard rather than a yard, single garage off a shared driveway.

Where it fails an inspection

  • Stairs, edges and the underside of the nosing
  • Courtyard paving and the drain in it
  • Shared driveways and bin stores, usually common property
  • Compact wet areas where the shower screen is most of the wall

Why moves here are different

An apartment is not a small house, and a share house is not one tenant

Two things make Cannington different from everywhere further out on this list. The first is that a large share of the rentals are apartments, and an apartment is not a small house. There is no lawn and no garage floor, but there is a balcony with a drain that nobody has ever cleaned, a European laundry folded into a cupboard, and split system filters that most leases put on the tenant.

The second is share housing. Around Carousel and along the Armadale line a lot of properties are let room by room. When those handovers come, every bedroom has been cleaned by whoever slept in it and the kitchen and bathroom have been cleaned by nobody, because they belonged to everyone.

Neither is a problem. Both are a different quote from an empty family home, and pretending otherwise is how people get surprised.

Balcony
Tiles, balustrade glass and the drain. It is the most common thing an apartment inspection pulls up.
Say if it is a share house
Not a judgement, a scheduling fact. Common areas in that state take longer and we would rather quote it than find it.
Filters
Split and ducted filters are on the tenant in most apartment leases. Cheap to include, expensive to be told about later.
Building access
Basement parking, lift bookings and fobs. Tell us at booking or we are standing in a lobby.

Cannington vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Cannington?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and what outdoor areas the lease names. For an apartment the questions are different: how many bathrooms, is there a balcony, and is there a European laundry. All three change the job more than the floor area does. Send the address and a photo of the oven for a quote.

Is an apartment cheaper to have cleaned than a house?

Usually, but not always, and the reason is worth knowing. You lose the lawn, the garage floor and the outside windows, which is real time saved. You gain a balcony with a drain, a European laundry folded into a cupboard, and split system filters that most apartment leases put on the tenant. A one bedroom flat is much cheaper than a house. A two bathroom apartment with a big balcony is closer than people expect.

It is a share house and the kitchen is rough. Is that a problem?

No, and it is the most normal thing in this postcode. Share house handovers almost always look the same: every bedroom is fine because someone slept in it, and the kitchen and bathroom are not because they belonged to everybody. Tell us when you book, we quote for the state it is actually in, and nobody has an awkward conversation at the door.

Is a vacate clean in Cannington the same as an end of lease clean?

Yes, all four terms mean the same job. In Cannington the more useful question is what the report actually covers, because in an apartment the balcony, the drain and the common areas outside your door are three different answers and only one of them is yours.

Do I have to get the carpets professionally steam cleaned?

Read the lease. Where professional cleaning is named the property manager wants a receipt. Cannington is the suburb where this is most often unnecessary, because a lot of the apartment stock is tiled or has timber-look flooring throughout with carpet only in bedrooms, and in some units none at all. Tell us what is actually on the floor.

What should an end of lease clean include?

The room-by-room list is above and it is the same everywhere. Cannington adds the apartment items: the balcony and its drain, which is nobody's weekly job and is the single most common thing an apartment inspection pulls up, a European laundry folded into a cupboard, and split or ducted filters, which most leases here put on the tenant.

What happens if the property manager knocks something back?

Call us and we come back and fix what was named, at no charge, as long as it was in our quoted scope and nobody has moved in. In Cannington the item raised more than any other is the balcony drain, which is the most common thing an apartment inspection pulls up. What we will not do is promise your bond back, because that is the agent's call.

Do I need to arrange building access?

Yes, and it is the single most common way an apartment clean loses an hour. Basement parking, a lift booking for the loading dock, a fob or an intercom code. Sort it when you book rather than on the morning, or leave a key with the agent.

Whose job are the air conditioner filters?

In most apartment leases, yours. They are cheap to include in the clean and genuinely annoying to be pulled up on afterwards, so we do them as standard on apartments unless you tell us the lease says otherwise.

Do you cover Queens Park, Beckenham and Bentley?

Yes, along with Wilson, Ferndale, St James and Carlisle. It is one run for us with Victoria Park and the Canning corridor.
