Rockingham end of lease cleaning is quoted on the property, rather than on an hourly rate that grows while you watch it. Send the address, the rooms and your handover date.
Cleaned against the entry condition report you signed, so the standard is the one your property manager will actually measure you against.
Address, rooms and your handover date is all we need.

What it costs
What an end of lease clean in Rockingham is priced on
Every cleaner on this page of Google says free quote and none of them say what the quote is made of. Here is ours.
The quote is worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. We do not charge by the hour, because an hourly rate pays us to be slow and pays you to hope.
In every quote, always
Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
Light fittings, switches, power points, air vents and ceiling fans
Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
Oven, griller, trays and racks, rangehood filters
Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
Windows inside, sills, tracks, and flyscreens taken out and washed
Wardrobes and cupboards inside, shelves and rails
Floors vacuumed, mopped and edged, including under where the furniture was
What moves the number
Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Garage, alfresco and patio
Included where the lease names them. Oil-stained garage floors and retic-stained paving are quoted on sight.
Salt on the glass and tracks
Anything within a few streets of the water. Upper-storey glass in Shoalwater or Safety Bay is a separate quote, because the wrong approach puts the film back inside a week.
Extras are named in the quote before we start, never added after. If something turns out worse than the photo showed, you get a call, not a bigger invoice.
Rockingham properties, and what each one costs you at the inspection
Rockingham is not one kind of house. The stock runs from pre-1980 cottages in Cooloongup through the brick and tile boom of the eighties and nineties to the estates that filled Baldivis and Secret Harbour after 2010, plus a coastal strip of units and villas at the beach end.
Each of those fails a final inspection in a different place, and knowing which one you are in is most of the job.
01
Eighties and nineties brick and tile, 3x2 and 4x2
The bulk of the suburb. Tiled or vinyl through the living areas, carpet in the bedrooms, single or double garage, a patio out the back and reticulated lawn.
Where it fails an inspection
Vertical blinds, which is where most of these cleans lose their time
Older ovens with fixed elements and a griller tray that has never come out
Vinyl or lino edges in the wet areas, where the seal has lifted and holds grime
Roller shutter tracks and window sills full of sand
02
New-estate 4x2, 2010 onwards
Baldivis, Golden Bay, Secret Harbour and the newer Rockingham pockets. Hybrid or tile throughout, stone benchtops, glass splashback, a double garage with a shopper's entry and an alfresco under the main roof.
Where it fails an inspection
Glass splashbacks, which show every streak under downlights and are the first thing an agent photographs
Stone benchtops, where the wrong product leaves a film that looks like a mark
Stacker doors: three tracks, three times the sand
Alfresco ceiling, fan blades and the downlights above the barbecue
03
Coastal units and villas
Rockingham Beach, Safety Bay and Shoalwater. Seventies to nineties brick, often two storey, balconies and shared carports.
Where it fails an inspection
Salt film on the glass, which comes back the same week if it is washed with the wrong thing
Corroded sliding door and window tracks that need scraping before they will run
Flyscreens gone brittle, which have to come out carefully or they come out in pieces
Balcony tiles and the drain, which is nobody's job until the inspection
04
Pre-1980 cottages and duplexes
Cooloongup, Hillman and Peron. Smaller floor plans, lino, a laundry off the back, louvre windows and painted timber sills.
Where it fails an inspection
Louvres, which are the single slowest window in Perth housing stock
Old exhaust fans, where the grille has to come off to pass
Painted timber sills and jambs, which mark if you scrub them
Wall-mounted air conditioners and their filters
Why moves here are different
Rockingham moves on short notice more than most of Perth
Two things make handover dates here less flexible than they are further north. HMAS Stirling sits on Garden Island off the Rockingham coast, and the Kwinana industrial strip is fifteen minutes up the road. Postings and shift changes do not wait for a convenient date, and a lot of the tenancies in 6168 are attached to one or the other.
The second thing is the calendar. Leases across Perth end at the end of the month, so the last week of any month fills before the first three. In Rockingham that is sharper than average, because a single week can carry a posting cycle as well.
None of that changes what we clean. It changes how early you should send the address.
Short notice
Say the date you are actually locked into. If we cannot hit it we will say so straight away rather than take the booking and hope.
Month end
The last week of the month books out first. A week of notice is comfortable, two days is a phone call.
Keys at 5pm
The clean has to land after the truck and before the inspection. Tell us both times and we work backwards.
Salt and sand
Anything within a few streets of the water gets the window tracks and screens done properly, not wiped.
Where we work
The suburbs we cover from Rockingham
One run covers the coast from Kwinana down to Singleton and inland through Baldivis. If your suburb is not on this list it is worth asking anyway.
How much does end of lease cleaning cost in Rockingham?
It depends on the property, and any cleaner who gives you a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the condition of the oven, the type of blinds, whether the place is furnished, and whether the garage, alfresco or outside windows are in scope. Send the address, the rooms and a photo of the oven and you get a quote, in writing, before anyone turns up.
Is a vacate clean in Rockingham the same as an end of lease clean?
Yes. Vacate clean, end of lease clean, bond clean and exit clean all describe the same job: getting a rental back to the standard on your entry condition report so the property manager signs it off. Vacate cleaning is the phrase most Perth leases use, end of lease is the one most tenants search, and they mean the same thing here.
Do I have to get the carpets professionally steam cleaned?
Read the lease. Many Perth leases name professional carpet cleaning as a specific condition, and where they do, the property manager will want a receipt rather than an opinion about how the carpet looks. We quote it separately for exactly that reason, so you get a document with a date on it. If the lease does not name it, a thorough vacuum may be enough and you can decide.
Is it worth paying for an end of lease clean?
It is worth it when the bond at stake is larger than the clean, which in Perth it almost always is, and when the alternative is doing it yourself in the same week you are moving. It is not worth it if the property is small, you have time, and the entry report was already generous. We will tell you if we think you are better off doing it yourself.
What should an end of lease clean include?
The full room-by-room list is on this page above and does not change by suburb. Rockingham adds the coast and the carport: salt film on glass, sand in roller shutter tracks and window sills, and the garage, alfresco or patio, which are only in scope where the lease names them or where you ask for them in the quote.
How far ahead should I book in Rockingham?
A week is comfortable and the last week of the month is the one that fills. Leases across Perth end at month end, and Rockingham adds posting cycles on top of that, so the final Thursday and Friday of a month go first. Two days notice is not impossible, it is just a phone call rather than a form.
Do you clean the outside of the windows on a two storey place in Shoalwater?
Ground floor and anything reachable from a three step ladder is standard. A two storey coastal property is a separate quote, because salt film on upper glass needs the right approach and the wrong one puts it back within a week. Tell us the address and we will say what is reachable before you book.
What happens if the property manager knocks something back?
Call us and we come back and fix what was named, at no charge, provided it was in the scope we quoted and nobody has moved back in. In Rockingham the recurring one is sand in a roller shutter track or salt film on the glass, both of which come back quickly if they were done with the wrong product. What we will not do is promise your bond back, because the inspection is not ours to decide.
Which suburbs around Rockingham do you cover?
Rockingham and East Rockingham, the beach end through Safety Bay, Shoalwater and Peron, south through Waikiki, Warnbro, Port Kennedy, Secret Harbour, Golden Bay and Singleton, inland to Cooloongup, Hillman and Baldivis, and north through Wellard, Bertram and the Kwinana suburbs. Mandurah and the Peel side are worth asking about.
Can you work to a Defence posting date?
Yes, if you tell us the date early. Postings out of HMAS Stirling move faster than a normal lease end and the handover window is often fixed rather than negotiable. We are not an approved contractor for any lessor and we do not claim to be, but we can work to a date and a standard you give us.

Send through the Rockingham property
The address, the rooms and your handover date. A photo of the oven helps more than you would think, and if you still have the entry condition report, forward that too and the clean gets done against it.
Priced on the property before anyone turns up, cleaned against the report you signed, photos on completion. No hourly rate, and no guarantee we cannot keep.
