End of Lease Cleaning Maddington

Maddington adds something to an end of lease clean that the rest of Perth does not have: it puts housing and light industry closer together than almost anywhere in the metro, and the properties nearest the yards carry that dust load.

Priced on the property before anyone turns up, with the parts that are actually different here priced rather than discovered.

What an end of lease clean in Maddington is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Industrial dust
Streets near the yards and the freight line carry a fine film on sills, tracks and flyscreens that a suburb like Thornlie does not. It is in the quote rather than found on the day.
Sheds and hardstand
Bigger sheds and concrete hardstand are common on the older blocks here. In scope only where the lease names them, and quoted on sight when it does.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Maddington properties, and what each one costs you at the inspection

Maddington was a market garden district that turned into housing and light industry at the same time, which is why a quiet 1970s street can end at a fabrication yard.

The four kinds below are sorted by what actually changes the clean, and for two of them the deciding factor is how close the property is to the industrial land.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

1960s and 70s brick and tile on a big block

The bulk of the older stock. Modest floor plans on 700sqm plus, lino in the wet areas, carpet through the bedrooms, carport and a patio at the back.

Where it fails an inspection

  • Older ovens with fixed elements and a griller tray that has never come out
  • Vinyl and lino edges where the seal has lifted and holds grime
  • Vertical blinds, still the default in this vintage
  • Patio roofs and the paving under them

02

Properties near the yards and the freight line

Any age of house, but on the streets backing industrial land. What changes is not the building, it is the film that settles on it.

Where it fails an inspection

  • Fine grey dust on external sills and the top of window frames
  • Flyscreen mesh that needs washing rather than brushing
  • Window and door tracks that fill faster than they do elsewhere
  • Air conditioner filters, which clog sooner out here

03

1990s and 2000s infill

Duplexes and small groups on subdivided older lots. Smaller floor plans, courtyards rather than yards, single garage, sometimes two storey.

Where it fails an inspection

  • Courtyard paving and the drain, which is small and blocks
  • Shared or adjoining driveways, in scope only where the lease names them
  • Stairs where they exist, edges and nosing
  • Compact wet areas where the screen is most of the wall

04

Older blocks with sheds and hardstand

The larger remaining lots. A modest house with a substantial shed, concrete hardstand, sometimes a second driveway.

Where it fails an inspection

  • Sheds and workshops, which are only in scope if the lease names them
  • Oil on hardstand and garage floors, which is quoted on sight
  • Roller doors and their tracks
  • The gap between what is on the lease and what is on the block

Why moves here are different

Maddington is where the suburb meets the yards

Very little of the metro puts housing and light industry as close together as this. It is not a complaint about the suburb, it is a fact about the clean: a property backing a fabrication yard or the freight line carries a fine grey film on sills, window tracks and flyscreen mesh that a house in Thornlie simply does not.

It matters at a final inspection because that film comes back. Cleaned properly it stays gone long enough; wiped over, it is visible again within days, and an inspection a week later finds it.

The second thing is sheds. The bigger blocks here often carry substantial ones, and whether they are your responsibility is decided by the lease rather than by whether you used them.

Near the yards
Say so when you book. Sills, tracks and screens get treated properly rather than wiped, and it is in the number.
Sheds
Only in scope where the lease names them. Tell us what it says rather than guessing in either direction.
Oil on concrete
Quoted on sight rather than promised. Some of it lifts and some of it has been there longer than you have.
Month end
The last week fills first, same as the rest of the corridor. A week of notice is comfortable.

Maddington vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Maddington?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and what outdoor areas the lease names. Here we also ask whether the property backs industrial land, because the window and screen work is genuinely heavier on those streets. Send the address and a photo of the oven and you get a quote.

My place backs onto industrial land. Does that change the clean?

Yes, and it is the main reason this page exists rather than a link to the Perth page. Properties near the yards and the freight line carry a fine grey film on external sills, the tops of window frames and the flyscreen mesh. Wiped over it looks fine for a few days and is visible again by the inspection. Done properly it stays gone. Tell us the street and it is in the quote.

Is a vacate clean in Maddington the same as an end of lease clean?

Yes. Vacate, bond, exit and end of lease are one job under four names. In Maddington the report is also where a dust question gets settled: if the entry report noted the property already sat near the yards, that context is on the record before you ask for it.

Do I have to get the carpets professionally steam cleaned?

Read the lease, because where professional cleaning is named the property manager wants a receipt. Maddington adds one honest caveat: on the streets nearest the yards, carpet holds a dust load that a domestic vacuum has never lifted, and a steam clean there takes longer than the same area elsewhere. That is priced, not discovered on the day.

What should an end of lease clean include?

The full list is above and it is the same everywhere in Perth. Maddington adds the dust: on the streets closest to the yards, window tracks, sills, flyscreens and the tops of doors carry a load the rest of the metro does not, and where there is a shed or hardstand it is only in scope if your lease names it.

What happens if the property manager knocks something back?

Call us and we come back and fix whatever was named, at no charge, provided it was in the scope we quoted and nobody has moved in. In Maddington the item most often queried is a window track or sill near the yards, because the dust settles back faster here than anywhere else on this list. We will not promise your bond back.

Is the shed included?

Only if your lease names it. Plenty of Maddington blocks carry a substantial shed that is not on the tenancy at all, and cleaning it would be free work. Send us what the lease says about outbuildings and we will quote what is actually yours.

There is oil on the garage floor. Can you get it out?

Sometimes, and we would rather look than promise. Fresh oil on sealed concrete usually lifts; oil that has been soaking into unsealed concrete for years often does not, and no amount of scrubbing changes that. We quote it on sight and tell you honestly which one you have.

Do you cover Kenwick and Orange Grove?

Yes, along with Gosnells, Thornlie and Langford. It is one run for us across the Canning corridor.
