An empty 1920s character cottage in Victoria Park with a deep tiled verandah and timber sash windows

Victoria Park and East Vic Park

End of Lease Cleaning Victoria Park

Victoria Park needs an end of lease clean that knows old timber from new tile: it has more pre-war character housing than anywhere else on this list and more apartments than most, often in the same street.

A jarrah-floored 1920s cottage and a 2018 apartment are not the same clean, and the quote asks which one you are in.

What an end of lease clean in Victoria Park is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Timber floors and joinery
Jarrah boards, picture rails, deep skirtings and timber sills all need washing rather than scrubbing, and the wrong product on a sealed board is a repair not a clean.
Strata and shared areas
In a villa group or an apartment, the lease decides what is yours. We quote your property rather than everything visible from your door.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Victoria Park properties, and what each one costs you at the inspection

Victoria Park was built before the car and has been densifying ever since, so a 1920s cottage on a wide block can sit between a 1980s villa group and a new apartment building.

It is the widest range of building age of any suburb on this list within the smallest area, and the four kinds below genuinely need different handling.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

Pre-1940 character cottages

The streets off Albany Highway. Jarrah floorboards, high ceilings, picture rails, deep timber skirtings and architraves, a lean-to laundry or bathroom added at the back.

Where it fails an inspection

  • Sealed jarrah boards, which mark permanently under the wrong product
  • Picture rails and deep cornices, which hold more than modern square-set
  • Timber sills and sash windows, washed rather than scrubbed
  • Rear additions, often with a different floor and older fittings

02

1970s and 80s strata villas

Small groups of single-storey brick villas around a shared driveway. Compact floor plans, a private courtyard, a carport, one bathroom.

Where it fails an inspection

  • Where your lot ends, which the strata plan and the lease decide
  • Courtyard paving and the drain in it
  • Original kitchens with unsealed cupboard interiors
  • Shared driveways and bin areas, usually common property

03

Modern apartments

The newer buildings along and behind Albany Highway. Open plan, stone benchtops, a balcony, secure parking, one or two bathrooms.

Where it fails an inspection

  • The balcony, its balustrade glass and its drain
  • European laundries in a cupboard, still a full laundry clean
  • Split system filters, which most leases put on the tenant
  • Building access, fobs and lift bookings

04

Rear units on subdivided lots

A newer dwelling behind a character home, reached down a shared driveway. Usually 1990s onwards, two storey in places, courtyard rather than a yard.

Where it fails an inspection

  • Access past someone else's home, which needs arranging not improvising
  • Stairs where they exist, edges and nosing
  • Small courtyards and their drains
  • Shared driveway slabs, in scope only where the lease names them

Why moves here are different

Old timber is the thing to get right here

Most of this list is about what is dirty. Victoria Park is partly about what is fragile. Sealed jarrah floorboards, timber sills, picture rails and deep painted skirtings are all over the pre-war stock here, and every one of them marks if it is scrubbed like tile.

That is a real risk at a handover, because damage is worse than dirt. A dull patch on a hundred year old board is a conversation with a property manager that no amount of clean elsewhere fixes.

The other half of the suburb is the opposite problem: apartments and villas where the question is not how to clean it but how much of it is yours.

Timber
Washed, not scrubbed, and with the right product. On sealed jarrah the wrong one leaves a mark that does not come out.
Which dwelling
Character home, villa in a group, apartment or rear unit. Each is a genuinely different quote.
Strata boundaries
The lease decides what is yours, not the fence or the driveway. Send us what it says about outdoor areas.
Access
Rear units and apartments both need it arranged. A fob or a key with the agent beats standing in a lobby.

Victoria Park vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Victoria Park?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and what outdoor areas the lease names. Here the first question is which kind of property: a character cottage, a villa in a strata group, an apartment or a rear unit. They are four different jobs at four different prices. Send the address and a photo of the oven for a quote.

I have original jarrah floors. Will you damage them?

No, and it is the thing we are most careful about in this postcode. Sealed jarrah is washed with a pH neutral product and very little water, never scrubbed and never steamed. The reason to take it seriously is that damage is worse than dirt at a handover: a dull patch on a hundred year old board is a repair conversation, and no amount of clean elsewhere makes up for it. Tell us the floors are original when you book.

Is a vacate clean in Victoria Park the same as an end of lease clean?

Yes, four names for one job. In Victoria Park the report is what protects the timber: sealed jarrah, picture rails and deep skirtings were signed for in a particular condition, and a clean measured against a generic checklist is how they get scrubbed.

Do I have to get the carpets professionally steam cleaned?

Check the lease. Where it names professional cleaning, a receipt is what the agent wants. Victoria Park is split down the middle: the pre-war cottages are sealed jarrah rather than carpet and need a pH neutral wash instead, while the apartments are usually carpeted bedrooms over tile. Say which and the quote carries the right line.

What should an end of lease clean include?

The room-by-room list is above and does not change by suburb. Victoria Park adds timber: sealed jarrah floorboards, timber sills, picture rails and deep painted skirtings, all washed with a pH neutral product and very little water rather than scrubbed. On the apartment side it is a balcony drain and filters instead.

What happens if the property manager knocks something back?

Call us and we return and fix what was named, at no charge, provided it was in scope and nobody has moved in. In Victoria Park the usual query is timber that has aged rather than timber that is dirty, and scrubbing it would have made that worse rather than better. We do not promise your bond back, because that call belongs to the agent.

Is an apartment or a villa cheaper than a house here?

Usually yes, because you lose the lawn, the garage floor and the outside windows. What you gain is a balcony with a drain, sometimes a European laundry, and filters that most leases put on the tenant. A one bedroom flat is much cheaper than a character home. A two bathroom apartment is closer than people expect.

The property is in a strata group. What counts as mine?

The lease and the strata plan decide, not what you can see from your door. Driveways, bin stores, drying areas and visitor bays are commonly common property, which means they are not your responsibility and should not be in your quote. Tell us what the lease says about outdoor areas.

Do you cover East Vic Park, Carlisle and Lathlain?

Yes, along with Burswood, St James, Bentley and across to South Perth and Como. It is one run for us through the inner river suburbs.
