An empty pre-1940 workers cottage in Midland with a skillion verandah, sash windows and a brick chimney

Midland, Guildford and Woodbridge

End of Lease Cleaning Midland

Midland prices an end of lease clean on the age of the house, not the room count: it has railway workers cottages and brand new apartments within a few streets of each other, which is a wider gap than a lease will ever tell you.

Priced on the property before anyone turns up, and priced on what is actually in it.

What an end of lease clean in Midland is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Old timber joinery
The cottage stock carries sash windows, deep skirtings and timber sills that need washing rather than scrubbing. Damage is worse than dirt at a handover.
Heritage area restrictions
Around Guildford and Woodbridge some properties sit in heritage areas. It rarely changes the clean, but it does mean nothing gets pressure washed without asking.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Midland properties, and what each one costs you at the inspection

Midland grew around the railway workshops, so its oldest housing was built for the people who worked in them, and its newest went in around the hospital and the town centre in the last decade.

Between those two are sixty years of ordinary suburb. The four kinds below are what actually turns up on a lease here.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

Pre-1940 workers cottages

The old streets and across into Guildford and Woodbridge. Small floor plans, timber floors, high ceilings, sash windows, a lean-to laundry or bathroom at the back.

Where it fails an inspection

  • Sash windows, which have two sets of glass and a lot of timber between them
  • Deep painted skirtings and architraves, washed rather than scrubbed
  • Timber floors, which mark under the wrong product
  • Rear lean-to additions with older fittings and different floors

02

1960s and 70s brick and tile

The bulk of the ordinary Midland stock. Standard brick and tile on a decent block, lino in the wet areas, carpet through the bedrooms, carport, patio at the back.

Where it fails an inspection

  • Older ovens with fixed elements and an unremoved griller tray
  • Vinyl and lino edges where the seal has lifted
  • Vertical blinds, the slowest item in this vintage
  • Patio roofs and the paving under them

03

New apartments around the centre and the hospital

The last decade of development. Open plan, stone benchtops, a balcony, one or two bathrooms, secure parking.

Where it fails an inspection

  • The balcony, its balustrade glass and its drain
  • European laundries in a cupboard, still a full laundry clean
  • Split system filters, which most leases put on the tenant
  • Building access, fobs and lift bookings

04

Infill on subdivided lots

Duplexes, villas and rear units carved out of the older blocks. 1990s onwards, courtyards rather than yards, shared driveways.

Where it fails an inspection

  • Where your property ends, which the lease decides
  • Shared driveways and bin stores, usually common property
  • Courtyard paving and drains
  • Stairs where they exist, edges and nosing

Why moves here are different

Midland has the biggest gap between its oldest and newest rentals

A pre-1940 workers cottage and a 2020 apartment can be a five minute walk apart in this postcode, and they have almost nothing in common as a cleaning job. The cottage is slow, fragile and full of timber. The apartment is fast, hard-wearing and mostly about the balcony and the filters.

That gap is the honest reason this page exists. A quote based on bedrooms alone will be badly wrong for one of them, and there is no Perth-wide average that covers both.

The heritage areas around Guildford and Woodbridge add one more thing: nothing gets pressure washed without asking first. It is almost never a problem, and it is a bad thing to discover afterwards.

Say which kind
Cottage, brick and tile, apartment or rear unit. It changes the number more than the bedroom count does.
Old timber
Washed with the right product, never scrubbed. On original boards and sash frames a mark is a repair, not a smudge.
Heritage streets
Around Guildford and Woodbridge we ask before pressure washing anything. It is rarely an issue and worth checking.
Apartment access
Fobs, lift bookings and basement parking. Sorted at booking or we are standing in a lobby.

Midland vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Midland?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and what outdoor areas the lease names. Midland has the widest gap on our list between its oldest and newest rentals, so the first question is which kind you are in. A workers cottage and a new apartment are genuinely different jobs at different prices.

The house is a hundred years old. Will you damage the timber?

No, and it is what we are most careful about here. Original boards, sash frames, deep skirtings and timber sills are washed with a pH neutral product and very little water, never scrubbed and never steamed. It matters because damage is worse than dirt at a handover: a dull patch on an original board is a repair conversation and no amount of clean elsewhere fixes it. Tell us the property is period when you book.

Is a vacate clean in Midland the same as an end of lease clean?

Yes, four names for one job. In Midland the report is the thing that stops old and new being cleaned the same way: a pre-1940 cottage with original joinery was signed for in that condition, and no generic checklist knows the difference.

Do I have to get the carpets professionally steam cleaned?

Read the lease first. Where professional cleaning is named, a receipt is what closes it. Midland is the suburb where the answer is most often no: the pre-1940 cottages have original timber floors rather than carpet, and steam cleaning is not the treatment those need. The newer apartments are the opposite. Tell us which one you are in.

What should an end of lease clean include?

The full list is above and is the same in every suburb. Midland adds joinery: original boards, sash frames, deep skirtings and timber sills are washed with a pH neutral product and very little water, never scrubbed and never steamed. On the newer apartments it is a balcony drain and split system filters instead.

What happens if the property manager knocks something back?

Call us and we come back and fix what was named, at no charge, provided it was in the scope we quoted and nobody has moved in. In Midland the item raised is usually old joinery that is aged rather than unclean, which is a fair wear and tear conversation. We will not promise your bond back, because the inspection is not ours to decide.

The property is in a heritage area. Does that change anything?

Rarely for the clean itself, but it does mean we ask before pressure washing any external surface, which is the one thing that can cause a problem on old brick and render. Around Guildford and Woodbridge we check first as a matter of course. If your lease or the agent has specific conditions, send them through.

Do you cover Guildford, Woodbridge and Midvale?

Yes, along with Viveash, Bellevue, Swan View, Bassendean and across to Bayswater. It is one run for us through the eastern railway suburbs.

Is an apartment cheaper than a house here?

Usually, because you lose the lawn, the garage floor and the outside windows. What you gain is a balcony with a drain, sometimes a European laundry, and split system filters that most leases put on the tenant. A one bedroom flat is a lot cheaper than a cottage. A two bathroom apartment is closer than people expect.
