An empty 1950s double brick cottage in Kwinana with a steel carport, the older rental stock of Medina and Orelia

End of Lease Cleaning Kwinana

Kwinana needs two different end of lease cleans, not one: it carries some of the oldest rental stock in the metro and some of the newest, and they are not the same job at all.

Priced on the property before anyone turns up, and priced honestly on an older house rather than as though it were new.

What an end of lease clean in Kwinana is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Age of the fittings
A 1960s kitchen and a 2015 kitchen do not take the same time and pretending otherwise is how a cheap quote becomes an argument on the day. Older stock is priced on what is actually there.
Industrial dust
Properties near the strip carry a fine film on sills, tracks and flyscreens that inland suburbs do not. It is in the quote rather than discovered.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Kwinana properties, and what each one costs you at the inspection

Kwinana is really several suburbs with one name, and they were built for different reasons decades apart. Medina was laid out in the early 1950s as a planned town for the refinery workforce, Orelia and Calista followed as State housing, and Wellard and Casuarina are estates from the last twenty years.

A quote that treats all of that as one suburb is wrong in both directions, and that is the honest reason for a page here.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

1950s and 60s planned-town and State housing

Medina, and pockets of Orelia and Calista. Double brick, small floor plans, timber-framed windows in the oldest of it, a separate laundry off the back and a carport rather than a garage.

Where it fails an inspection

  • Timber window frames and sills, which mark if they are scrubbed rather than washed
  • Original kitchens where the cupboard interiors are unsealed timber
  • Small tiled bathrooms with a great deal of grout for the floor area
  • Wall-mounted heaters and old exhaust fans that have to come apart

02

1970s and 80s brick and tile

The bulk of Orelia, Calista and Parmelia. Standard Perth brick and tile on a decent block, lino or vinyl in the wet areas, carpet through the bedrooms, patio out the back.

Where it fails an inspection

  • Vinyl and lino edges where the seal has lifted and holds grime
  • Older ovens with fixed elements and a griller tray that has never come out
  • Vertical blinds, the slowest part of most cleans in this vintage
  • Patio roofs and the paving under them

03

Post-2005 estate homes, Wellard and Casuarina

Newer builds on smaller lots to the south and east. Tile or hybrid throughout, stone benchtops, double garage with a shopper's entry, alfresco under the main roof.

Where it fails an inspection

  • Glass splashbacks, which show every streak under downlights
  • Stacker door tracks, three of them, full of sand
  • Alfresco ceilings and fan blades
  • Shopper's entry doors, which take scuffs a front door never gets

04

Properties on the industrial fringe

Streets closest to the strip and the freight line. Any age of house, but carrying a dust load the rest of the metro does not.

Where it fails an inspection

  • A fine film on sills, tracks and screen mesh that returns quickly
  • Flyscreens that need washing rather than brushing
  • External window sills and the top of the frames
  • Air conditioner filters, which clog faster out here

Why moves here are different

Kwinana works shifts, and shifts do not fit a nine to five handover

The Kwinana industrial strip runs shift rosters, and a large share of the tenancies in 6167 are attached to it one way or another. A handover at two on a Tuesday afternoon is straightforward for a lot of people here and impossible for the rest.

The second thing is the age gap in the housing. A 1950s Medina house and a 2015 Wellard house are both in this postcode, and a cleaner who quotes one number for both is going to be wrong about one of them. Older stock is not worse, it is different, and it takes longer.

We would rather say that up front than turn up and renegotiate.

Shift work
Tell us the window you can actually be there, or arrange access another way. We can work around a roster if we know about it.
Older houses
Priced on what is there, not on a floor area. A 1960s kitchen is more work and the quote will say so before you book.
Dust
Near the strip, sills, tracks and screens carry a film. It is in the quote rather than an extra on the day.
One run
Kwinana, Rockingham and Baldivis are the same trip, so short notice is a phone call rather than a special journey.

Kwinana vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Kwinana?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and what outdoor areas the lease names. In this postcode the age of the house matters more than anywhere else on our list, because a 1960s Medina kitchen and a 2015 Wellard kitchen are genuinely different jobs. Send the address and a photo of the oven and you get a quote.

Is an older house more expensive to have cleaned?

Often yes, and it is fairer to say so than to quote a floor area and argue on the day. Original kitchens have unsealed cupboard interiors, older bathrooms carry more grout per square metre, timber window frames need washing rather than scrubbing, and old exhaust fans have to come apart to pass. None of that is the tenant's fault and none of it is a reason to be surprised by the number.

Is a vacate clean in Kwinana the same as an end of lease clean?

Yes, all four names describe one job. Kwinana is the suburb where the entry report earns its keep, because a 1960s Medina kitchen and a 2015 Wellard kitchen are graded against completely different starting conditions and only the report knows which one you signed for.

Do I have to get the carpets professionally steam cleaned?

Check the lease. Where it is named, the agent wants a receipt. Kwinana splits hard on this: the older Medina and Orelia stock often has original carpet over a small area or has been replaced with hard flooring, while the newer Wellard and Casuarina builds are carpeted through. The two are not the same line on a quote and are not priced as though they were.

What should an end of lease clean include?

The room-by-room list is above and does not change by postcode. Kwinana adds the age of the fittings: on the older Medina and Orelia stock the griller tray, the vertical blinds and the patio roof are the slow items, and on the newer Wellard and Casuarina builds it is three door tracks full of sand and the alfresco ceiling instead.

What happens if the property manager knocks something back?

Call us and we return and fix what was named, at no charge, provided it was in scope and nobody has moved back in. In Kwinana the frequent one is an older fitting that is worn rather than dirty, and on 1960s stock that is a fair wear and tear conversation. We do not promise your bond back, because the inspection is not ours to decide.

I work shifts. Can you work around that?

Yes, if you tell us the window you can actually be there when you book, or arrange access another way. A roster is easy to work around with notice and very hard to work around on the morning.

Do you cover Medina, Orelia, Calista and Parmelia?

Yes, all of them, plus Bertram, Wellard and Casuarina. They are one run for us along with Rockingham and Baldivis, so it is a normal booking rather than a special trip.

How far ahead should I book in Kwinana?

A week is comfortable and the last week of the month fills first, the same as the rest of Perth. If you are on a roster, earlier is better, because the slot that suits your week is the one someone else also wants.
