Butler, Brighton and Jindalee

End of Lease Cleaning Butler

Butler is the fastest suburb on this list to price an end of lease clean in, because it is almost entirely post-2010 and the floor plans repeat, so the job is usually known before it is seen.

Priced on the property before anyone turns up, cleaned against the entry condition report you signed.

What an end of lease clean in Butler is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Rear loaded garages
Common in the Brighton pockets. The garage opens on a laneway rather than the street, and the slab out there takes oil that nobody claims.
Everything is still new
Newer surfaces are faster to clean and much less forgiving of the wrong product. Stone, glass splashbacks and hybrid flooring all mark, and a mark reads as damage rather than dirt.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Butler properties, and what each one costs you at the inspection

Butler went in from about 2010 onward as one of Perth's fastest growing suburbs, so almost the entire rental stock is less than fifteen years old and a large share of it comes from a handful of builders' floor plans.

That repetition is genuinely useful to you: it means an accurate quote from a photo and an address, without a site visit.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

Standard estate 4x2, 2010 onwards

The most common rental here. Hybrid or tile throughout, stone benchtops, glass splashback, double garage with a shopper's entry, alfresco under the main roof, small lawn.

Where it fails an inspection

  • Glass splashbacks and stone under downlights, where every streak shows
  • Alfresco ceiling, fan blades and the downlights over the barbecue
  • Stacker doors with three tracks and the sand in them
  • Shopper's entry doors, which take the scuffs a front door never does

02

Two storey narrow lot

Through the newer and denser pockets. Living down, bedrooms and a second living up, a void over the entry, sometimes a balcony to the west.

Where it fails an inspection

  • The void window above the entry, a pole job rather than a cloth job
  • Stair edges and the underside of the nosing
  • Two sets of wet areas, which double the slow rooms
  • Balcony glass and the balcony drain where there is one

03

Rear loaded laneway homes, Brighton

Narrow lots with the garage off a rear laneway and the front door to the street. Compact, usually two storey, courtyard instead of a yard.

Where it fails an inspection

  • The laneway slab and the garage floor, which take oil nobody claims
  • Courtyard paving and its drain
  • Roller door tracks and the door itself
  • Access, since the address and the parking are on different sides

04

Coastal edge homes, Jindalee side

The streets nearest the dunes. Same era and floor plans, but with the wind and the sand that the inland streets do not get.

Where it fails an inspection

  • Salt film on glass, lighter than Rockingham but real
  • Sand packed into window and door tracks
  • Flyscreen mesh, which needs washing rather than brushing
  • Outdoor ceilings and fan blades, which collect it too

Why moves here are different

New houses are faster to clean and less forgiving

Almost everything in Butler is under fifteen years old, which cuts both ways at a handover. There is no original 1970s kitchen to fight and no unsealed cupboard interior, so the job is quicker and the quote is lower than the same size house in an older suburb.

What newer surfaces are is unforgiving. Stone benchtops, glass splashbacks and hybrid flooring all mark if they are cleaned with the wrong thing, and a mark on a five year old benchtop reads to a property manager as damage rather than as dirt. That is a worse outcome than a smudge.

The other useful fact is repetition. A handful of builders' floor plans cover most of this suburb, so an address and a photo usually gets you an accurate quote without anyone visiting.

Quoted from a photo
The floor plans repeat here, so we can usually price it accurately without a site visit. Send the address and the oven.
Stone and glass
Fast to clean, easy to mark. The right product matters more here than the effort does.
Laneway garages
In Brighton the garage is round the back. Tell us, or we are looking at the wrong side of the house.
Month end
The last week fills first. A week of notice is comfortable.

Butler vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Butler?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and what outdoor areas the lease names. Butler is easier to quote than most suburbs because the floor plans repeat, so an address and a photo of the oven usually gets you an accurate quote without anyone visiting.

The house is only a few years old. Is it cheaper to clean?

Generally yes. There is no original kitchen with unsealed cupboard interiors, no twenty year old oven and no perished lino, so the same size house costs less here than in an older suburb. What newer surfaces are is less forgiving: stone, glass splashbacks and hybrid flooring all mark under the wrong product, and a mark on a five year old benchtop reads as damage rather than dirt. That is the part worth paying attention to.

Is a vacate clean in Butler the same as an end of lease clean?

Yes, they are the same job: the property back to the standard on your entry condition report. Butler is where the wording matters least and the floor plan matters most, because the builders' plans repeat here and the same report language covers most of the street.

Do I have to get the carpets professionally steam cleaned?

Check what the lease says, because where it names it the agent wants a dated receipt. Butler helps here: the floor plans repeat, so once you tell us the plan or send a photo we usually know the carpeted area without measuring it, and the carpet line on the quote is accurate before anyone visits.

What should an end of lease clean include?

The full list is above, unchanged from any other suburb. What Butler adds is sand and doors: stacker doors run three tracks and all three fill, the shopper's entry door takes the scuffs, and the rear-loaded garage is often reached from a laneway rather than the street. Those are named in the quote rather than found on the day.

What happens if the property manager knocks something back?

Call us and we return and fix whatever was named, at no charge, provided it was in scope and nobody has moved back in. In Butler it is almost always a door track, because there are three of them on a stacker and the third one fills with sand quietly. We do not promise your bond back, because the inspection is not ours to decide.

My garage is off a rear laneway. Does that matter?

It matters for access more than for price. In the Brighton pockets the front door is on one street and the garage is on a laneway behind, and a cleaner who only has the street address ends up on the wrong side. Mention it when you book. The laneway slab and garage floor are quoted on sight, because oil out there is often not yours.

Do you cover Brighton, Jindalee and Alkimos?

Yes, along with Clarkson, Merriwa, Ridgewood, Quinns Rocks and up to Yanchep. It is one run for us through the northern corridor.

Is the alfresco included?

In Butler it is part of the house rather than an add-on, so we quote it with the property: ceiling, fan blades, downlights and the paving underneath. If your lease specifically excludes outdoor areas, tell us and we will take it out of the number.
