End of Lease Cleaning Clarkson

Clarkson end of lease cleaning is some of the most predictable in Perth to quote, and some of the easiest to underestimate, because the suburb was built small and built fast, mostly between 1996 and 2005.

Small lots mean less outside and more inside, and the inside is where the time goes.

What an end of lease clean in Clarkson is priced on

Every cleaner on this page of Google offers a free quote and none of them says what the quote is made of. Here is ours.

Worked out on the property before anyone turns up, and given as a range that allows for anything unforeseen. No hourly rate, because an hourly rate pays us to be slow and pays you to hope.

In every quote, always

  • Every room, floor to ceiling: walls spot cleaned, skirtings, architraves, doors and door frames
  • Light fittings, switches, power points, air vents and ceiling fans
  • Kitchen throughout: cupboards inside and out, benchtops, splashback, sink and tapware
  • Oven, griller, trays and racks, rangehood filters
  • Bathrooms and laundry: shower screens, tiles and grout, toilet, vanity, mirrors, exhaust fans
  • Windows inside, sills, tracks, and flyscreens taken out and washed
  • Wardrobes and cupboards inside, shelves and rails
  • Floors vacuumed, mopped and edged, including under where the furniture was

What moves the number

Bedrooms and bathrooms
The base of the price. A 4x2 is more work than a 3x1 and the number does not pretend otherwise.
Carpeted rooms
Steam cleaning is quoted separately because it is a separate machine and a separate receipt, and most leases name it specifically.
Oven condition
A wiped-as-you-went oven and a two-year oven are not the same job. Send a photo and it is priced honestly.
Blinds
Verticals and venetians are slat-by-slat work. Rollers and plantation shutters are not. It changes the number.
Furnished or empty
An empty property is faster and cheaper. If furniture is staying, say so, because we clean around it rather than under it.
Small lot, more inside
Less paving and lawn than an older suburb, and proportionally more wall, window and skirting per square metre. The number is not smaller just because the block is.
Coastal wind
Close enough to the water that sand fills window and door tracks faster than it does inland, particularly on the western streets.

Extras are named in the quote before we start, never added after. If something is worse than the photo showed, you get a call, not a bigger invoice.

The houses here

Clarkson properties, and what each one costs you at the inspection

Clarkson went in over about a decade from the mid nineties, on lots deliberately smaller than the Perth average, around a train station and a shopping centre.

That gives it an unusually tight range of housing, so the differences below are about the era of fittings rather than about wildly different buildings.

An empty tiled open plan living area in a Perth rental, sliding stacker doors open to a paved alfresco

01

1996 to 2005 small lot 3x2 and 4x2

The bulk of the suburb. Compact floor plans on 300 to 450sqm, tile through the living areas, carpet in the bedrooms, single or double garage, a small paved courtyard rather than a yard.

Where it fails an inspection

  • Vertical blinds, which were standard in this vintage and are the slowest item
  • Original ovens, now around twenty years old, with fixed elements
  • Small courtyards where the paving and its drain are easy to forget
  • Sliding door tracks that fill with sand on the western streets

02

Two storey narrow lot

Scattered through the newer pockets and the Ridgewood side. Living down, bedrooms up, a compact staircase and often a second living area upstairs.

Where it fails an inspection

  • Stair edges and the underside of the nosing
  • Two sets of wet areas, which double the slowest rooms
  • The high window over the entry, which needs a pole
  • Upstairs balconies where they exist

03

Duplex and villa infill

Paired and grouped dwellings, some original to the estate and some added since. Shared or adjoining driveways, courtyard rather than yard, single garage or carport.

Where it fails an inspection

  • Party walls and shared entries, treated differently to a fence by the lease
  • Adjoining driveway slabs, in scope only where the lease names them
  • Courtyard drains, which are small and block
  • Bin stores, often common property

04

Post-2010 builds, Ridgewood and the edges

The later infill and the Ridgewood expansion. Hybrid or tile throughout, stone benchtops, glass splashback, alfresco under the main roof.

Where it fails an inspection

  • Glass splashbacks under downlights
  • Stone benchtops, where the wrong product leaves a film
  • Alfresco ceilings and fan blades
  • Stacker doors and their three tracks

Why moves here are different

A small block does not mean a small clean

Clarkson lots are deliberately smaller than the Perth average, and people reasonably assume that makes the whole job smaller. Some of it is: there is less lawn, less paving and fewer outside windows to reach.

The inside does not shrink in the same way. A compact four bedroom house still has four bedrooms of skirtings, four sets of wardrobe interiors, the same oven and usually the same two bathrooms, packed into less floor area rather than fewer rooms. Per square metre there is more wall, more window frame and more edge here than in an older suburb.

So the honest version is: a Clarkson clean is often a bit cheaper than the same house on a big block, and not nearly as much cheaper as the block size suggests.

Count rooms, not size
Bedrooms and bathrooms drive the number here more than floor area does, because the rooms did not shrink.
Twenty year old fittings
Most of this suburb is now around that age. Original ovens and vertical blinds are the two that take real time.
Sand in the tracks
On the western streets it is genuinely worse. Tracks and screens are done properly rather than wiped.
Month end
The last week fills first. A week of notice is comfortable, two days is a phone call.

Clarkson vacate cleaning FAQs

Still not covered? Call 1300 439 506 and ask.

How much does end of lease cleaning cost in Clarkson?

It depends on the property, and anyone quoting a number before seeing one is guessing. What we can tell you is what the number is built from: bedrooms and bathrooms first, then carpeted rooms, the oven, the blinds, whether the place is furnished, and what outdoor areas the lease names. Clarkson lots are small, so the room count matters more than the floor area: the rooms did not shrink, they just fit into less land. Send the address and a photo of the oven for a quote.

My block is tiny. Shouldn't the clean be much cheaper?

A bit cheaper, not much. You genuinely save on lawn, paving and outside windows, and that is real. But a compact four bedroom house still has four bedrooms of skirtings and wardrobe interiors, the same oven and usually the same two bathrooms, and per square metre there is more wall and window frame here than in an older suburb, not less. We would rather explain that than quote low and renegotiate.

Is a vacate clean in Clarkson the same as an end of lease clean?

Yes. Four names, one job, measured against your entry condition report. In Clarkson most of those reports are now describing fittings around twenty years old, and a report that was written when they were new is the document you are still being held to.

Do I have to get the carpets professionally steam cleaned?

Check the lease, because a named condition means a receipt rather than an opinion. Clarkson's small-lot houses put more of the floor plan inside than the block size suggests, and most of that is carpet in the bedrooms and living areas, so the carpeted area is usually a larger share of the job here than in a bigger house on a bigger block.

What should an end of lease clean include?

The full list is above. What Clarkson adds is a small-lot problem: less outside and more inside, courtyard drains that are small and block, and fittings that are now around twenty years old, so an original oven usually has fixed elements and a griller tray that has never been out. Those take longer and are priced that way.

What happens if the property manager knocks something back?

Call us and we return and fix what was named, at no charge, provided it was in the scope we quoted and nobody has moved back in. In Clarkson the common one is an oven with fixed elements and a griller tray that had never come out, on a fitting now around twenty years old. We do not promise your bond back, because the inspection is not ours to decide.

The oven is original and it is twenty years old. Is that a problem?

Not a problem, just a fact for the quote. Most of Clarkson was built between 1996 and 2005, so original ovens here are around that age, usually with fixed elements and a griller tray that has never been out. It takes longer than a modern oven and we would rather price it honestly than find it on the day. A photo when you book is enough.

Do you cover Merriwa, Ridgewood and Mindarie?

Yes, along with Butler, Quinns Rocks, Jindalee and up to Alkimos. It is one run for us through the northern corridor.

How far ahead should I book in Clarkson?

A week is comfortable and the last week of the month fills first, the same as everywhere in Perth. Two days notice is not impossible, it is a phone call rather than a form.
